Owner occupant means that a buyer will occupy the property as a primary residence.  The buyer cannot have purchased a HUD home within the past 2 years.

 

Investor:

An investor would be a buyer who do not intend to occupy the property as a primary residence.  Bidding is only open to investors after a specified number of days.


 

Good Neighbor Next Door: 

Law enforcement officers, teachers and firefighters/emergency medical technicians and who meet all other requirements of the program are eligible to purchase an available home.

Properties are available for purchase through this program for the first five days.  If more than one person submits on a single home a selection will be made by random lottery. You must meet the requirements for a law enforcement officer, teacher, firefighter or emergency medical technician and comply with HUD's regulations for the program.

HUD requires that you sign a second mortgage and note for the discount amount. No interest or payments are required on this "silent second" provided that you fulfill the three-year occupancy requirement.

The number of properties available is limited and the list of available properties changes weekly.


 

Nonprofit:

FHA offers community and faith-based nonprofit organizations the opportunity to purchase HUD homes at discounts up to 30 percent under the direct sales program. With this discount, local nonprofit organizations invest in their communities through property rehabilitation and resell to first time homebuyers and low to moderate income families.


 

Government Agency:

 HUD's Dollar Homes initiative helps local governments to foster housing opportunities for low to moderate income families and address specific community needs by offering them the opportunity to purchase qualified HUD-owned homes for $1 each.

Dollar Homes are single-family homes that are acquired by the Federal Housing Administration (which is part of HUD) as a result of foreclosure actions.
